SUPPORT STAFF POSITION
JOB TITLE: DIRECTOR OF MAINTENANCE
Reports to: Superintendent
Term of Employment: 12 Months
Fair Labor Standards Act Classification: Exempt
QUALIFICATIONS
- High School Diploma or equivalent.
- Valid Driver’s License.
- Certificate of training or equivalent experience demonstrating a thorough knowledge of HVAC, plumbing, electrical wiring, welding, painting, roof work, carpentry, door lock mechanisms, equipment maintenance, and general grounds care.
- EPA Certification to purchase and handle refrigerants.
- Ability to work with 3 phase electrical up to 480 volts.

ESSENTIAL DUTIES/RESPONSIBILITIES AS DIRECTOR OF MAINTENANCE

- Maintain school physical plant and grounds, and assist in the maintenance of a safe, clean, and healthy school environment, using own expertise and in-house labor as much as possible.
- Efficiently organize the daily routine and the work schedule.
- Respond to reports of equipment malfunctions and facility problems and emergencies as needed.
- Assign and direct projects to maintenance assistant as needed.
- Assist with in-house renovation and other specific projects as directed by Superintendent.
- Develop and execute general and preventative maintenance procedures. This includes a periodic inspection of all structures (roofs, exterior walls, doors, windows, ceiling, floors, etc.) and school district grounds (playgrounds, bleachers, lawns, sidewalks, etc.).
- Maintain district truck(s) with regular service of all fluids, as well as interior and exterior cleanliness.
- Advise the Superintendent of maintenance concerns and equipment malfunctions as well as recommended purchases of maintenance supplies and equipment.
- Keep district parking lots and walkways clear of snow and ice. Weekend or after-hours work may be required as directed by Superintendent.
- Manage district asbestos abatement program.
- Knowledge of working with and servicing commercial kitchen equipment.
- Assist in establishing energy conservation programs and recycling of district waste.
- Be responsible for inspections and successful operation of security systems, fire extinguishers, alarms, heating and cooling systems, and in-ground irrigation system.
- Provide an inventory annually to the superintendent (or designee) of all maintenance supplies and equipment.
- Set up for special functions and meetings as requested.
- Keep maintenance service records in an organized manner.
- Order cleaning, maintenance, and grounds supplies according to established procedures and securing bids for renovation projects as needed.
- Assist Superintendent with development of the annual maintenance and facilities budget.
- Thorough knowledge of commercial HVAC/Refrigeration Equipment.
- Climbing ladders and no fear of heights.
EVALUATION OF PERFORMANCE/EMPLOYMENT
An annual evaluation of performance to determine re-employment will be conducted by the Superintendent. |
